Located in the scenic suburb of Old Beach on the eastern shore of the Derwent River, just 15 minutes from Hobart CBD, Old Beach falls within the municipality of Brighton, Tasmania.

The village offers a selection of 2 and 3 bedroom home configurations to choose from, along with the Community Centre which includes a hair salon, library, kitchen and much more.

Respect Aged Care, a 100-bed fully accredited residential aged care facility, is located right across the road from St Ann’s Living. Lifestyle villages — often called Land Lease communities — are one of the most affordable ways to own a home. You own the home and lease the land it sits on.
This style of ownership is popular right across Australia because it separates the cost of the land from the cost of the home. That means you’re not paying for the land upfront, which frees up money for the things you’ve been putting off — whether that’s a new car, a caravan, or that long-awaited trip. We call this “equity release.”


When you buy a home at St Ann’s Living, you enter a contract to purchase the home, stapled to a site agreement — creating a similar outcome to buying a traditional home. Your long-term lease secures the land for decades, paid via a fortnightly site fee. The lease gives you the exclusive right to occupy the land and use and enjoy the village’s facilities.

At St Ann’s Living, there are two investments, site fees and a Deferred Management Fees (DMF). The DMF helps reduce the entry price of your home, often by as much as $100,000. Site fees cover the facilities maintenance, management and security of the village, including gardens, the Community Center, rates, insurance and land tax, so residents can enjoy a well-maintained living environment. Site fees can often be offset with Rent Assistance if you qualify.

$199 per fortnight

In Tasmania, the maximum Rent Assistance for couples is $199.80 per fortnight as of 2025. This amount is based on the rent threshold and is adjusted annually to reflect changes in the cost of living. Each partner in the couple receives half of this rate, ensuring that both can benefit from the assistance.
